FATIMA HOUSE A proposed mixed-use development on a site of approximately 0.079 hectares at Fatima House, Quinsborough Road, Bray, Co. Wicklow. The site is conveniently located near Bray (Daly) railway station. The development features a six-story, detached mixed-use building with a gross floor area of 2,937 sq. m.

The ground floor includes civic space and office/community use, while the first floor is designated for office use. The upper floors comprise 26 one- and two-bedroom apartment units, each with a private balcony. Communal open space is provided in the form of a rooftop terrace.

EXTENSION AT KILSALLAGH A contemporary three-story extension to an existing 1990s-style dormer dwelling in a rural setting within the townland of Kilsallagh Lower, Westport in County Mayo.

INFILL RESIDENTIAL DEVELOPMENT This modest development comprises eight two-story dwellings on an infill site of approximately 0.226 hectares, located within the curtilage of the existing Palmyra House. Special consideration was given to the historic structure and nearby sites.

The site layout and individual house designs respect both Palmyra House and the adjacent Whitechurch Church and graveyard. The overall design and proposed building heights were carefully considered, with a strong focus on scale and massing. The development reflects the existing vernacular while also presenting a modern addition to the streetscape, thoughtfully integrating with the height, scale, and massing of the surrounding urban form.

MEWS DWELLING AT PEMBROKE LANE No. 24 Pembroke Lane was originally a 19th-century coach house with a small rear yard. Over time, it had been altered and adapted, with the entire ground level used for parking and the first floor left as disused office space in poor condition.

The design approach seamlessly blends old and new, combining traditional and contemporary elements. The goal of the redevelopment was to provide a high standard of living while preserving the building’s original features. The dwelling features a double-height hall with a contemporary staircase. The first floor includes three bedrooms, a walk-in wardrobe, a bathroom, and storage. On the ground floor, an internal courtyard separates the main living space from the family area. The primary family area consists of a spacious open-plan living, kitchen, and dining space, designed as a single-story extension with direct access to the rear garden.

SANDYFORD HOUSE RENOVATION AND NEW BUILD Sandyford House is located in the heart of Sandyford Village, South County Dublin, on a mature, private, regularly shaped 0.3-acre (0.12-hectare) plot. Originally dating from the late 1700s, the house has undergone extensive renovations and now comprises a detached four-bedroom home spanning 2,508 sq. ft. (233 sq. m.). The original structure has been carefully restored, renovated, and extended, with skilled craftsmen from across the country enlisted to reinstate as many original features as possible.

The design concept aimed to establish a visual connection between Sandyford House and the proposed new single-story dwelling. The form, scale, and positioning of this dwelling are inspired by traditional linear extensions, one of the most common approaches to creating additional accommodation. Located immediately south of Sandyford House, the proposed contemporary dwelling features a screened front elevation facing Sandyford Road and a side elevation facing the main house. In contrast, the rear façade is largely glazed, offering views of the expansive private garden.

Carefully positioned and designed, the contemporary dwelling maintains the architectural “rhythm” and symmetry of the primary residence. Its subservient form ensures that it does not compromise the overall scale, proportions, or character of Sandyford House, preserving its historical integrity.

SANDYFORD HOUSE RENOVATION AND NEW BUILD

INFILL RESIDENTIAL DEVELOPMENT This thoughtfully designed infill residential development is located to the rear of Sandyford House in Sandyford Village, Dublin 18. The project seamlessly integrates with the existing urban fabric, enhancing the character of the area while providing high-quality contemporary homes.

The development comprises a mix of 3-, 4-, and 5-bedroom dwellings, designed to offer spacious and comfortable living. Additionally, it includes six duplex units housed within a carefully scaled three-story block, ensuring a balanced relationship with the surrounding streetscape. The architectural approach combines traditional and modern elements, with high-quality materials and finishes that respect the area's historical context while introducing a fresh, contemporary aesthetic.

LOCATED TO THE REAR OF SANDYFORD HOUSE SANDYFORD VILLAGE, DUBLIN 18

BRAY HARBOUR This strategically located 0.87-hectare site lies north of Bray Harbour in Co. Wicklow, bordered by the Irish Sea to the east, the north wall of Bray Harbour to the south, the Iarnród Éireann railway line to the west, and the green, undeveloped lands of Woodbrook Golf Club to the north (within both Wicklow County Council and Dún Laoghaire-Rathdown County Council).

Currently occupied by industrial warehouse buildings, known locally as the Harbour Industrial Estate, the site is underutilized and visually unappealing, offering little to the amenity value or potential of the harbour area.

This Strategic Housing Development (S.H.D.) proposal envisions a high-density, mixed-use development featuring two architecturally distinct buildings: one comprising four storeys plus a penthouse, and the other rising to nine storeys plus a penthouse. Car parking is predominantly underground, with a centrally located ramp providing efficient access between the two buildings.

The project successfully achieved feasibility status from An Bord Pleanála under the S.H.D. process, marking a significant step toward revitalizing this prime waterfront location.

BRAY HARBOUR

PROPOSED DUPLEX DEVELOPMENT This proposal involves the construction of 44 apartments in four three-storey duplex blocks, situated to the north of Kildare Town. The development aims to offer affordable, high-density, and high-quality contemporary housing, featuring own-door duplex apartments. The design follows the core principles of Universal Design (UD) to ensure accessibility for all. The ground-floor duplex apartments will be designed with level access, promoting inclusivity for individuals of various ages and mobility levels. The layout and features of the development are intended to create a positive environment, free of unnecessary physical and visual barriers, ensuring an inviting and functional living space for everyone.

EXTENSION OF VERNACULAR COTTAGE The subject property is located on Barberstown Road, just outside the village boundary of Straffan. The site was previously home to a single-storey detached vernacular cottage, which is not a protected structure. The proposed development includes a sensitively designed single-storey, four-bedroom extension that respects the scale and form of the original cottage, preserving its distinctive character. The existing cottage will continue to serve ancillary functions, housing a library, sitting room, and TV room, thereby ensuring its ongoing use and integration with the new extension. This design maintains a harmonious relationship between the old and new elements of the property.

NEIGHBOURHOOD FACILITIES AT THE VILLAGE GREEN Raynoldstown Village is a modern development that, upon completion, will feature approximately 1,250 houses along with a mixed-use neighbourhood facility. The neighbourhood amenities will consist of three two-storey detached buildings, which will house a mini-market retail shop, medical and pharmacy services, a café, a dental practice, and a childcare facility. The development's primary emphasis is on supporting the residential community by prioritizing the needs of cyclists and pedestrians. This will be achieved through the provision of extensive open spaces, walkways, parklands, and user-friendly streets that foster a safe and accessible environment for all residents.

RESIDENTIAL DEVELOPMENT AT RAYNOLDSTOWN VILLAGE Nestled in the southern suburbs of Dundalk, the Raynoldstown Village development presents a thoughtfully designed contemporary interpretation of traditional Irish townhouses. The project seamlessly blends modern living requirements with architectural elements that respect the local context.
The development's varied building heights and façade treatments create an engaging street presence, avoiding monotony while maintaining architectural harmony. Each home benefits from a carefully considered layout that maximizes space and light, with many units featuring full-height windows at the ground level that connect interior living spaces with the outside environment.
This residential scheme successfully delivers contemporary suburban living while establishing a strong sense of place within the expanding Dundalk community, setting a high standard for modern residential development in the region.

DWELLING IN GLENCULLEN Perched in the mountain landscape of Glencullen, this renovation transforms a traditional Irish farmhouse from the late 1800s. The original cottage represents the authentic mountain vernacular architecture that was common in this region during that period.
The split-level extension complements the existing structure through matching scale and form. The white rendered walls and grey slate roof maintain the building's original character while updating it for modern living. The design successfully bridges past and present, showing how rural architecture can be adapted for contemporary use while respecting its historical context.

EXTENSION OF PALMYRA The existing house, while not a protected structure, possesses an elegant simplicity that has guided our design approach. The extension harmonises with the original building through a considered contemporary design that employs minimal finishes and clean lines. By maintaining a restrained architectural language, the new addition sits respectfully alongside the original house, carefully preserving its role as the primary structure while enhancing its functionality for modern living.
